Manufactured Homes, Furnaces and Air Conditioning

Wenatchee Home Inspections

In Chelan County and surrounding areas Manufactured Homes typically come with an Electric Forced Air furnace. These systems have to be listed for use in a manufactured home. The most common units I see are Colman, Kelvinator, and Intertherm.


 

 


All the manufactured homes are shipped with no attached Air Conditioner or Heat Pump.  When adding a new air conditioner or heat pump to a manufactured home in the State of Washington you will need a permit from Labor and Industries for the installation.



One of the issues I see in manufactured homes is poorly designed cabinets that do not allow for proper filter placement. As a result, you often get bypass of the filter resulting in debris in the furnace housing. When there is a Cooling installed you can get quite a bit of debris collecting on the Air Conditioning coil.


 




This is compounded when you have no cabinet at all for the coil. Though it is not necessarily not allowed it is a very poor choice due to issues of preventing bypass at the filters.

Another important factor in the proper design of the system is sizing the Air Conditioning correctly.

For sizing of the HVAC unit, you can use this Energy Star “Manufactured Home Cooling Equipment Sizing Guidelines” as a way to get a feel for what the home should have in terms of tonnage required for the HVAC.

So as example they recommend the following;

Heating and cooling are an important part of keeping the home comfortable. These systems should be cleaned and inspected at least annually.
