  This Wenatchee and Okanogan County Washington Home and Pest Inspector and being flashed a few too many times. As a former roofer I can say the profession at times has more than its share of less than professional work performed. I see too many short cuts taken on roofs. There are times you need to use caulk but better installation practices will prevent the use of too much caulk or roofing mastic. The roof is the main barrier between your home and the weather outside.

Here is an example of a flashing that may have been thought out a little better. This is a transition from the main roof line to a patio roof and window awning. This all will be a maintenance issue for the home owner. Caulking and mastic when exposed to the elements will need periodic maintenance to ensure the weather tightness. How many home owners will want to venture onto their roofs to perform this work?

Another practice that I would like to see be banned is the putting a new roof over the existing one. I know all the reason why this happens. The cost is of roofing over existing versus tear off is always appealing to the home owner. Because of this practice the roof decking never gets evaluated between roofing applications, the new roofing will have a much shorter lifespan and the roofs really were not designed to carry the extra weight that is now on the roof.
