Home Inspection in Chelan County and EIFS

Performing a home inspection in Chelan County and dealing with EIFS (exterior insulation and finishing system), also known as synthetic stucco.

EIFS was created after WWII and became popular in the 80's and 90's as an alternative to traditional stucco. EIFS is more flexible that traditional stucco and easier to work. EIFS usually consists of a sheathing layer, an expanded polystyrene foam board, a glass fiber mesh, a 1/16 to ¼ base coat and then a finish coat.  There are slight variations by manufacturers to this basic construct. To identify the material tap on it, it will have a hollow sound.

EIFS System

The main issue with EIFS is it does not have a metal lath that creates an air space to promote drying like traditional stucco. So if the system has water intrusion it can go un-noticed till major issues become apparent.  In addition it usually does not have a building wrap/paper layer to inhibit moisture.

This makes the installation and maintenance on this type of exterior wall system critical. Special attention will be needed for caulking, wall penetrations and connections to the wall system.

Wall Intersection

When inspecting EIFS systems testing for moisture is more critical at potential problem areas such as windows and penetrations. This will add addition time to the inspection process but should not be overlooked.
